  • We map your goals, budget, and timing. I answer your questions, outline next steps, and figure out the most strategic way to get you from where you are now to where you want to be. If we are a good fit for each other, we can get you immediately onboarded as a client and begin searching right away.

  • Please do! Some clients reach out to me 3-5 years ahead of their move! You basically can’t ever reach out “too soon,” because the more time we have to plan, the smoother the process will be. Even if you’re years out, I can still explain the steps and send resources that align with your timeline. No pressure and no spam.

  • I’m a huge fan of over-communication and transparency, so we review compensation in writing before we start working together; this way you know exactly what to expect! Compensation looks different for buyers than it does for sellers, but across the board: I don’t ever charge cancellation fees, retainers, or listing deposits.

  • We start with lifestyle and commute, then narrow down our search to neighborhoods that fit. I share local insights on places across the entire Orlando region so that we can sort out which spot is best for you. I also do video tours and neighborhood drive-throughs if you are out of town; I’ve found that this is the best way to help out of state buyers get the most accurate picture possible.

  • I typically scheduling a showing, walk through the home noting every little detail (good, bad and ugly) that I see, and then send it to you for your review; this way you can watch it back as many times as you want before making your decision. I focus on highlighting hidden details that listing photos missed. I also check noise, parking, the age of major systems, odors that could be cause for concern, and more.

  • I don’t decide on the list price— we do! It’s a collaborative effort. In order to help guide us in the right direction, I combine a full market analysis with on-the-ground context like seasonality, buyer demand, and competing inventory. Markets ebb and flow so it’s extremely important to partner with an agent understands the area and makes data-driven decisions; pricing shouldn’t just be left to feeling. We price to meet your goals, not just to mirror comps. One pricing strategy won’t fit everyone; the right fit is based on your urgency and prioritizes. I will always suggest a range based on data and experience, and let the sellers decide which fits them best.

  • Lenders, inspectors, contractors, cleaners, project managers, and title teams I trust. I stay involved so the handoffs are smooth and the work is done correctly. The goal is to get you here, get you settled, and let you enjoy the magic you’ve now become a part of.
